Being able to obtain a long term renter to collect your rental income, while locking in a full retail offer on your home in a declining market is amazing, now couple that with getting access to some of your equity now before they even move in is even better.
In today's current market, the only homes that are selling are at low ball offers, and not favoured towards the seller. Long days on the market, barely any showings and if you're lucky enough to get an offer, its a low one that a buyer is likely making 10 of, and taking the home that is the best deal. Now to add insult to injury, you are deducing large realtor commissions, early mortgage payout penalties and closing costs off your low ball price. With our program, there is a full market price retail offer, no buyers commissions from a realtor, no early payout penalty as we can structure the closing around your mortgage, and no closing costs!
The risks have been completely mitigated and are not existent as we have everything covered with different procedures. Because this is a rent to own structure, the home remains yours and in your name until they qualify. The tenant becomes what is called the "beneficial owner" where they have the ability to purchase the home for the contract value less credits at the end of term. The tenant carries their own insurance, and an existing insurance policy stays in your name until paid for, for "worst case scenarios like a fire or flood. The same policy you would keep in place for a tenant.
The challenge with renting is trifold. 1) You have to deal with someone you don't know and give up possession of your home for just a months damage deposit. 2) You are responsible for Everything that breaks, wears out, or breaks down over the whole term of the tenancy. 3) You may have to chase late payments, deal with excuses and could be left with a headache trying to evict that tenant as our laws favour tenants drastically. With our program, the tenant buyer has a significant deposit in place, they are completely responsible from day 1 for their own maintenance and the deposit taken covers all payments for the whole term, so that there is no chance of a late payment ever. Payments just auto deposit into your account monthly from a much more qualified tenant, because they are treating the home like its their own.
We have an initial down payment that goes to you, and another that covers all payments for the term agreed upon, so that there is no chance of a late payment. We set up an auto deposit or email transfer if you wish, so that the payments just come direct once a month, or bi-weeky dependant on your mortgage.
At the end of the term, if the buyer does not qualify for the financing, then you have the ability to either extend the contract and charge a fee, or cancel it, and they would forfeit everything paid up to that point. Now, we would know a long time ahead of that, as we have a mortgage broker working with them throughout the whole process, and if it appears for some slight chance that they would not get approved, we would post the property for sale, and cash them out and benefit everyone as a better option.
